In the Spanish housing market, apartments make up the largest share (66%), followed by semi-detached and terraced houses (21%) and detached houses (11%). As single households, couples without children and single parents become more common, the demand for one- and two-bedroom apartments has increased.
With the outbreak of the pandemic, there was a slowdown in home purchases when much of Spain was in lockdown, but it picked up again as people started buying and selling remotely. Thus, there was not the big drop in housing prices that many suspected. In addition, just like in Sweden, the pandemic has led to many people wanting to invest in their homes and have larger spaces both inside and outside. According to figures from the Spanish registration authority, both the number of home purchases and housing prices in Spain rose at the end of 2020.
